MEP, Energy & Sustainability
The Capitol is a redevelopment by Knight Property Group and M&G Real Estate of a unique Art Deco 1930’s landmark property in Aberdeen City Centre, originally a cinema and was most recently a bar & nightclub. TÜV SÜD Real Estate were responsible for the MEP design RIBA Stages 1-7.
The development has retained the listed frontage onto Union Street and expanded this with a new 12 storey tower at the rear of the site to create a 75,000sq.ft Grade A office development. The overall building is an EPC B+, an A rating wasn't achievable due to the retained listed façade. VRV is utilised as the primary heat source in conjunction with central AHU plant at roof level. The building has achieved a BREEAM rating of Very Good. The building now operates with a 66.5% reduction in energy consumption.
The development has won the British Council for Offices (BCO) 2017 Regional Award for the Best Commercial Workplace in Scotland.
