TÜV SÜD Real Estate carried out the detailed design of the MEP services package for the second largest building on the River Thames’ South Bank, rising over thirteen floors next to the landmark Oxo Tower at Blackfriars Bridge.
The project consisted of 22,000m2 of Cat A office fit out inclusive of a nine-storey new build extension. 21st century services technology integrated within the original building footprint with passive façade to optimise energy performance and ‘Very Good’ BREEAM rating.
The MEP services included full HVAC installed in restricted floor to floor heights of the 1970's building requiring close coordination with the structure. The final solution for the fit-out was mocked up off–site to prove the final solution to the client. Risers were standardised and modularised off site to ensure best value was delivered within the constraints of the programme.
Other primary services included the replacement of four packaged, centralised cooling and lighting to BCO best practice.
