New mixed use urban park for Dawn Developments. The master plan contains 550,000 ft2 office space and 570,000 ft2 residential and mixed use space. Phase 1 comprises of 4 individual buildings as follows: Office block 50,000 ft2; multi storey car park 950 spaces; hotel 180 bedrooms and residential 400 including student apartments.
The existing site has had an extensive industrial past and major site preparation works have been required including removal of known obstructions, remediation of contamination, diversion of water courses, new utilities infrastructure, roads and highway improvements, water treatment and extensive SUDS provision which have been designed with water features within the overall landscape and external works design.
The first phase of the development, adjoining High Street is a 6 storey, 9,600m2 office building, with an adjacent 1200 space multi-storey car park. It has a high level of sustainable design and has achieved a BREEAM ‘Excellent’ post construction rating. The Cat A interior fit out was designed to suit the new tenant, Glasgow City Council. The office facility was awarded a BREEAM Excellent rating.
