St Anthony's Court on behalf of a Client : Riverside Housing, Walker Newcastle Upon Tyne
Value : £88k
Riverside Housing is a "Retirement Living Scheme" built over three floors. A lift replacement project at the building had stalled due to illness of the original contract manager. As a result, residents on the second floor had to use four temporary stair-lifts in order to gain access / egress from their apartments. This was very time-consuming and inconvenient for residents, who met regularly in the ground floor common room and also went for days out .
TÜV SÜD Dunbar Boardman were sent a request to help resolve the issue. They managed to step in and arrange for the completion of the project with the contractor within a tight timeframe. This allowed the residents to regain access to a working lift. Both the residents and the Retired Living Co-ordinator were satisfied with the prompt and efficient service received.
The original lift was was a 3 stop hydraulic lift operating at 0.4 m/s with a very slow acceleration and long floor approach resulting in prolonged journeys even between adjacent floors. At over 25 years old and with equipment mostly obsolete, it had been earmarked for replacement by Riverside Housing following several breakdowns and poor levelling performance.
The first stage was to install temporary stair lifts and provide the residents with instruction and practice using them before removing the failing passenger lift. As some of the residents could not use the stair lift it was imperative that they were temporarily relocated and the lift project kept to the minimum site down time.
All of the original lift equipment was removed by disassembling the equipment within the lift well into manageable pieces and removing to the skip in the car park. Longer items of equipment, such as the hydraulic ram, were cut up in the well and removed via the bottom lift entrance at times so as to cause minimum disruption to residents.
The replacement lift is :-
Capacity : 8 person ( 630kg )
Type : Machine Roomless Gearless Traction
Speed : 1.0 m/s
Drive : Variable Voltage Variable Frequency
Levelling : ± 5mm
During the project the Lift Contractors Project Manager took ill and TÜV SÜD Dunbar and Boardman managed the day to day site works to ensure that there was little disruption to the residents and the absence of the contractors project manager did not impact on the completion of the project.
The residents were that delighted with the lift completion they arranged their own ribbon cutting and celebration party.
