New maintenance specification with a strong focus on quality of service, availability of engineers, technician support and management of delivery.
TÜV SÜD Dunbar Boardman has been working in partnership with WDH to manage poor performance of their original maintenance contractor which resulted in an agreement for termination. A new maintenance specification was drawn up with a strong focus on quality of service, availability of engineers, technician support and management of delivery. In conjunction with the WDH procurement team the Maintenance was tendered with a resulting appointment being made for their portfolio of over 50 lifts.
Following site audits & asset planning we identified that the majority of their Tower Block lift equipment was at the end of its design life. The original lifts had already been modernised, therefore, the decision was made to replace 18-off lifts with new Machine Room Less designs that would maximise the existing shaft constraints. Simultaneously, a structural project assessed the 1970’s skip stop blocks compatibility to form new entrances on the non-served floor. The results recommended that 5 of the 9 tower blocks could be modified without significant structural modification and were therefore included within the project scope. The skip stop arrangement had caused significant disruption to tenants as any maintenance activities or equipment failures would directly affect access for 50% of residents, a major issue for the Housing Association.
During the design phase, the power consumption has been measured to verify the reduction in running costs for the new lift designs which incorporate current state of the art AC gearless motors and VVVF inverters.
All utilised equipment has a 20+ year life expectancy and are of robust designs and within budget constraints whilst offering improved passenger travel comfort and space in addition to improved lift availability of service with the fully collective duplex groups.
TÜV SÜD Dunbar Boardman were responsible for the initial design of the lifts, were integral to the tendering process, are providing site project management and Witness Testing of the completed installations.
